    Hello,

    My landlord lives out of the country but still receives her US mail at the residence I am leasing. This information was never included in the lease but I am frequently requested to keep her mail organized so her property manager can come into the house unannounced to obtain it. Is this normal?

    No. Neither property manager nor owner may come into your home without notice. There has to be 24 hours' notice at least and then it is for legitimate business, like repairs. The only exception is an emergency.

    The owner needs to put in a change of address with the postoffice, like maybe having it sent to the property manager's place. You should not be responsible for someone else's mail. You are perfectly free to mark it 'not at this address, return to sender' if the owner does not cooperate and take care of her business properly.

      I wish to inform you that you may refuse to take mail and request landlord to make his arrangement. You can inform land lord that accepting of mail was not in agreement and hence you cannot be made to accept landlord mail. Further the mail being in the name of landlord can be delivered at an address where landlord resides and not where you reside. Hence you can object to receiving mail. You may also inform US Post about the fact that you are residing in property.

        I will notify the landlord and property manager of the mail situation.

        I have asked the property manager not to enter the house on his own several times before, but how can I stop him from entering for reasons outside of legitimate business if he has a key? There have been several times where he has entered when no one is home and he has also unlocked the door and come in without even ringing the doorbell?
